What is included on every fixture install
- New quarter-turn shutoff valves. Not reused. Old compression stops calcify in this water and stop closing, which is how a small leak becomes an emergency.
- New braided supply lines. They have a service life, they are inexpensive, and a failed one releases water at full pressure.
- A proper seal, properly seated. New wax or foam seal on toilets, correct sealant at sink and tub edges, and nothing shimmed and hoped for.
- A look at what is behind. While the fixture is off we check the stub-outs, the flange and the subfloor. Finding rot now is far better than later.
- A real test. Filled, drained, run under load, and every connection checked dry before we leave.
- The old fixture taken away. Removal and disposal is included.

What to check before ordering fixtures
Toilets: measure the rough-in — the distance from the finished wall to the centre of the closet bolts. Usually 12 inches, but 10 and 14 inch rough-ins exist in older West Valley City homes and the wrong one simply will not fit.
Faucets: check hole count and spacing. Single hole, 4 inch centerset and 8 inch widespread are not interchangeable, and this is the most common fixture-shopping mistake there is.
Kitchen sinks: the cabinet width matters more than the counter cutout. A 33 inch sink needs a 36 inch cabinet.
Vessel and wall-hung basins: both usually need the drain and supply rough-in moved, which is a bigger job than a like-for-like swap.
Freestanding tubs: the drain comes through the floor at a precise point that cannot be adjusted after the flooring goes down. Set it out before, not after.

When fixture work turns into something more
Seized or leaking shutoffs
Very common on older installs here. We replace them as part of the job, but occasionally the stub-out behind is also corroded and needs attention.
Damaged subfloor or flange
Old toilets and sinks hide slow leaks. This is the only time you will get a look, and dealing with it now is far cheaper.
Rough-in changes

Do you always replace the shutoff valves?

How long does a typical fixture install take?
A faucet is one to one and a half hours. A toilet is one to two. A kitchen sink is two to three. Tubs and shower valves are usually most of a day. Multiple fixtures in one visit are faster per fixture.
What should I look for when buying a fixture?
Valve quality and parts availability, ahead of finish. A mid-priced fixture from a brand that still stocks cartridges in ten years will serve you far better than a designer piece nobody supports. And check the rough-in dimensions against what you have.
Do I need a permit to replace fixtures?
Not for like-for-like replacement. Yes if you are adding a fixture, moving one, or changing the drain and vent layout. We handle the permit where one is needed.
