How to Keep Your Pipes From Freezing in West Valley City
Which runs freeze first, the fall jobs that prevent most of it, what to do the moment a faucet stops flowing, and why the pipe often splits somewhere other than where the ice is.
Our busiest week of the year is reliably the one after the first hard freeze. Overnight lows drop into the teens, and by mid-morning the phone starts with people who have no water at one fixture, followed in the afternoon by people whose pipe has just thawed and started pouring water into a wall.
Almost all of it is preventable, and almost all of it happens in the same handful of places.
The thing most people get backwards
Water expands as it freezes, and the intuitive assumption is that the expanding ice splits the pipe from the inside at the point where it froze. That is usually not what happens.
What actually happens is that the ice forms a plug, and as it continues to grow it drives water pressure ahead of it along the pipe. The failure occurs wherever that pressurised section is weakest — frequently a fitting or a thinned section several feet away from the ice itself, and often between the plug and a closed faucet.
This has two practical consequences. First, opening the faucet that the frozen line feeds genuinely helps, because it gives that pressure somewhere to go. Second, a split caused by freezing is sealed shut by the ice for as long as the freeze lasts. It starts releasing water the moment things warm up, which is why so many burst-pipe calls come in during the afternoon of a mild day rather than during the cold snap itself.
If a faucet stops flowing in a freeze, find your main shutoff before you start thawing anything. If the line has already split, water starts the second the ice clears, and you want to be standing at the valve rather than looking for it.
Where pipes freeze in West Valley City homes
Exposure matters far more than the temperature reading. An insulated interior run will be fine in single digits; an uninsulated pipe in a draughty crawlspace can freeze at 28°F. In order of how often we find them:
Hose bibbs with a hose still attached. This is the single most common freeze failure we deal with, and the most avoidable. Even a frost-free hose bibb cannot drain with a hose connected, so water stays trapped in the long stem that closes deep inside the wall. That is where it splits, which is why the leak appears inside the wall or basement the first time you use the tap in spring.
Garage runs. Supply lines crossing an unheated garage, particularly along an exterior wall, and particularly where the garage door has a gap at the bottom.
Crawlspaces. Open foundation vents plus uninsulated pipe is a reliable combination. The cold air moves, which makes it much worse than still cold air at the same temperature.
Exterior wall runs, north side. Kitchen sinks are the classic case, because the pipe runs up inside an exterior wall with cabinet doors closed in front of it, so no room air reaches it at all.
Attic runs. Less common but worse when it happens, because the water comes down through the ceiling into the middle of the house.
Irrigation lines and backflow devices. If the system was not blown out in the fall, the backflow assembly above ground is the first casualty.
The fall checklist
Half an hour in October prevents most of what we see in January.
- Disconnect every garden hose. All of them, including the one on the side of the house you never use. Drain them and store them.
- Shut off and drain any non-frost-free hose bibbs. Close the interior valve, then open the outside tap to let the stub drain.
- Blow out the irrigation system. Or have it done. A backflow assembly is not cheap to replace.
- Insulate the runs you can reach. Foam sleeve on garage, crawlspace and exterior-wall pipe. It costs almost nothing. Cover the whole run including the fittings — a gap at an elbow is where it will freeze.
- Close crawlspace vents. And check for gaps around the sill plate where cold air is getting in.
- Seal the garage. A weather seal on the bottom of the garage door makes a real difference to the pipes running through it.
- Locate and label your main shutoff. Do it now, in daylight, when nothing is going wrong.
Heat tape, where insulation is not enough
For crawlspace runs and long unheated sections, thermostatically controlled heating cable is the next step up. Fit it properly — running along the pipe, not wrapped over itself — and use a product rated for the pipe material. Insulation goes over the top of it.
On the coldest nights
Let vulnerable faucets drip. A slow trickle from the fixtures on exterior walls keeps water moving and relieves pressure buildup. It is not a substitute for insulating the run, but for one bad night it works.
Open cabinet doors. Under kitchen and bathroom sinks on exterior walls, so room air reaches the pipes. Move anything a child or pet should not get at first.
Keep the heat on, even when away. 55°F minimum. Setting the thermostat back is fine; switching it off is how people come home from a week away to a flooded house. If the property will be empty for weeks, shut the main off and drain the system.
Keep the garage door closed. Obvious, and easy to forget on a day you have been in and out.

The torch warning is not overcaution. A flame on a sealed section of pipe boils the trapped water, and steam pressure with nowhere to go is genuinely dangerous. It is also a routine cause of crawlspace fires.
Working from the faucet back toward the frozen section matters because melt water needs somewhere to escape. Heating the middle of an ice plug with closed ends is the same steam problem in slower motion.
After the thaw
Flow returning is not the end of it. Check every fixture in the house, then shut everything off and watch the water meter for an hour. Any movement means water is escaping somewhere, and a hairline split in a wall may only show up as a slow drip at first.
This is what we pressure test for. Isolating the section and holding it at working pressure tells you definitively whether the line is intact, rather than waiting to find out via a ceiling stain in March. It is also worth checking the fittings either side. Freeze pressure works solder joints loose without necessarily breaking them, and a joint that survived the freeze but now weeps is a call-back waiting to happen.
The one that catches people in spring
Frost-free hose bibbs. If a hose was left attached over winter, the split is usually in the stem inside the wall, and the bibb looks completely normal from outside. Everything seems fine until the first warm Saturday when somebody turns it on to wash a car, at which point water pours into the wall cavity or the basement.
The first time you use an outside tap in spring, have somebody inside watching the wall or ceiling below it. It takes two minutes and it has saved a lot of drywall.
