What Salt Lake Valley Hard Water Does to Your Plumbing
The film on your shower glass is the visible version of something happening inside every valve, cartridge and water heater in your house. Here is what it actually costs you, and what genuinely helps.
If you have lived in West Valley City for more than a month you have already met our water. It leaves white film on shower glass within days of cleaning it. It crusts the tip of every faucet. It spots glassware coming out of the dishwasher no matter how much rinse aid you use. And it makes soap behave as though it has been diluted.
None of that is a safety problem. Municipal water here is treated, tested and published on annually. Hardness is not a health concern, which is exactly why utilities do not remove it — it is left to property owners as a nuisance and equipment issue. The trouble is that the equipment in question is your plumbing, and the bill arrives slowly enough that most people never connect it to the cause.
What "hard" actually means
Hardness is the concentration of dissolved calcium and magnesium in water, usually expressed in grains per gallon. Water picks these up from the geology it passes through, and the limestone and dolomite around the Salt Lake Valley are generous with both. Our supply comes from a mix of mountain surface water and deep wells, and both carry a substantial mineral load.
The exact figure varies by source and by season, and your water provider publishes it in an annual water quality report worth reading. What matters practically is that it sits firmly in the range utilities describe as hard, and high enough that the effects are visible on a daily basis rather than theoretical.
Quick test: fill a clear bottle a third full with water, add a few drops of plain liquid soap, cap it and shake hard. Soft water produces a thick head of suds that lasts. Hard water gives you a thin, quickly collapsing foam and cloudy water. It is crude but it tells you something.
Where it does damage
Your water heater, worst of all
Heating water is what drives dissolved mineral out of solution. So the appliance that heats all your water is the one collecting all of it, and it collects it on the tank floor as sediment.
That layer does three things. It takes up volume, so you have less hot water than the label says. On a gas heater it sits between the burner and the water, which means the steel bottom runs hotter than designed and the glass lining degrades faster. And it produces the rumbling and popping people describe as the heater "getting old" — that is water trapped underneath the sediment flashing to steam.
The result is that a tank rated for twelve years often manages eight or nine here without maintenance. On a tankless unit the same process happens in the heat exchanger, where the passages are narrow and the consequences arrive faster.
Faucet cartridges and shower valves
Inside every mixing valve is a sealing surface that has to close watertight every single time you shut the tap. Hard water leaves grit and scale on those surfaces, they get scored, and eventually the tap drips. That is not the faucet failing — it is a wear part reaching the end of its life, and in this water that happens years sooner than the manufacturer assumed.
The same applies to the pressure-balancing spool inside a shower valve. When it scales up it stops compensating, which is why your shower swings hot when somebody flushes a toilet.
Toilet fill valves and flappers
The rubber flapper in a toilet tank hardens with mineral exposure and stops sealing against its seat, which the scale has also roughened. The toilet then runs, quietly, sometimes for months. A leaking flapper can pass hundreds of gallons a day, and it is the single most common cause of a mysteriously large water bill.
Shutoff valves that will not shut off
This is the one that costs people real money. Angle stops and older gate valves calcify internally until the mechanism seizes. You do not find out until the day you need to isolate a fixture in a hurry, and by then the valve turns freely without actually closing anything, or snaps off in your hand.

What actually helps
A water softener
This is the real answer, and it is the only one that addresses the cause rather than the symptoms. Ion exchange removes the calcium and magnesium before they reach anything, which means no scale in the heater, no scored cartridges, no hardened flappers and no film on the glass.
The two things that decide whether you are happy with one are sizing and installation quality. An undersized unit regenerates constantly and still lets hard water through at peak demand. A badly installed one has no bypass, an improper drain connection, or softens the outdoor hose bibbs, which is wasted capacity. We cover the detail on our water softener page.
Annual water heater flushing
Whether or not you soften, flush the tank once a year. Manufacturers often say every one to two years, but that guidance is written for average water hardness and ours is not average. While the tank is open it is also worth checking the anode rod, which is the sacrificial component whose whole job is to corrode instead of your tank. Clean your aerators
Free, and it takes five minutes. Unscrew the aerator from the tip of each faucet, drop it in a cup of white vinegar overnight, rinse and refit. Most of the "low pressure" people report at a single fixture is a scaled aerator, and this restores it completely.
Reverse osmosis for drinking water
A softener removes hardness but leaves the other dissolved solids, which is what makes water taste mineral or flat. If your complaint is taste rather than scale, an under-sink reverse osmosis system is the answer, and plenty of homes here run both.
What about salt-free conditioners? They change the form of the hardness minerals so they are less likely to stick to surfaces, which does reduce scale in pipes and heaters. But the minerals are still in the water, so you will not get soap lathering, spot-free glassware or the soft-water feel. Whether that trade is worth it depends entirely on what was bothering you.
What does not help
Magnetic and electronic descalers. Independent evidence for these is thin. We would not spend money on one.
Whole-home carbon filters, for scale. A carbon filter is genuinely useful for chlorine taste, odour and sediment. It does not remove hardness, because hardness is dissolved rather than suspended. Anybody selling you a filter as a scale solution is selling the wrong product. See water filtration for what filters actually do.
Turning the water heater up. Higher temperatures accelerate scale formation, not reduce it. 120°F is the right setting for household use.
The short version
Hard water will not hurt you and it will not flood your house. What it does is quietly shorten the life of everything water touches, and it does it slowly enough that people put the results down to bad luck or cheap fixtures.
If you are replacing faucet cartridges every few years, if your water heater is on its second replacement in twenty years, or if you are simply tired of scrubbing white film off glass, the cause is the same thing and there is a fix for it.
